Clicking on a property type in the Search Hints
Index (above) will jump to the search hints for the particular property type. And, you can
jump back by clicking on "Search Hints Index" on the title bar for each subject.

An "area" search choice available to all
property types is County-Municipality. "Area" searches by School District or by
Location/Development are only available for Residential (Homes) or Lot/Land properties.
You can also search by a listing #. Pocono
MLS listings always begin with two digits followed by a dash and additional digits.
Examples: 00-12345, 02-0987, 01-567, etc. Enter the complete listing numbers separated by
commas...
A listing # search is a quick way to track properties of
interest. So, keep a list. Also, if you see a property advertised with a Pocono MLS
listing number you can check for more detailed information. If a listing is no longer
available it will not be found. But, make certain you entered the correct listing # before
making that assumption.
All search results appear in a table which
is sorted by the listing price (from lowest to highest). You can sort the table by
clicking on the column heading on which you want the table sorted. So, if you click on the
"Listing #" column heading, all properties will be displayed in Listing # order
from lowest # to highest #.
As an example, if you have been searching on properties
in "Penn Estates", click on the listing # column heading and note the last
listing # in the list. When you return and search again at a later date, again sort the
table on the Listing # and you can readily see all the recent listings following the last
listing # of your earlier search.
There are many listings in the Residential
property class. To keep your search results to a managable number, make your first search
based upon price range (until you get a feel for prices, target a range from 20% below
what you can afford to 20% above), minimum number of bedrooms required, and minimum number
of full bathrooms. Unless land size is of primary concern, you need not include it in your
search criteria as it will appear in the search results. It serves little purpose to set
an upper limit for bedrooms or bathrooms as you are not likely to reject a property in
your price range if it contains more than your minimum requirements.
There are many listings in the Lots/Land
property class. To keep your search results to a managable number, make your first search
based upon price range (until you get a feel for prices, target a range from 30% below
what you can afford to 30% above). For your follow up search, you can include the minimum
Total Acres (this is a numeric field that will accept decimals so you can enter
"1" or "1.0" and it has the same meaning). I do not recommend limiting
the maximum Total Acres until you first see what is available above the minimum. An
alternate search method for Lots/Land is not to enter a price range, but to enter the
mimimum total Acres and check prices.
The number of Multi-Family properties for sale
is limited and you may want to skip any search criteria for your first search. Just check
out those that are available.
There are a few hundred properties in the
Commercial-Industrial-Business property class. If you want to narrow the list further,
here are some search procedures that will be helpful:
In addition to a "List Price" range, you can
also search for Commercial and Industrial properties by an "Annual Lease
Price/SF" (per Square Foot). If you want to buy a property, set a price range using
the "List Price". If you want to lease a property, set a price range using the
"Annual Lease Price/SF". Although a property may be for sale or for lease, do
not search for both at the same time. You can also set size ranges for the "Maximum
Available SqFt" of a building and the "Total Acres". And, if you want just
land, check the "Land Only" box. "Maximum Available SqFt" includes all
the building area, office space, warehouse space, etc.
Unfortunately, this property class needs a good database
clean up. Which means you will not get the results you expect from the searches described
above. Hopefully, as clean up progresses, this paragraph can be removed. But, for now, you
may be limited to acceptable results only by using the "List Price" range.
The number of Farm properties for sale is very
limited and you may want to skip any search criteria for your first search. Just check out
those that are available.
